In Unitywater's 2024–25 figures, Buderim had the most tree-root sewer blockages of anywhere in its network, which covers the Sunshine Coast, Noosa and Moreton Bay. Big established gardens, mature trees and older clay pipes on the hillside make it a hot spot. If your drains keep slowing down, roots are the first thing to check. See blocked drains.
Plumbing on the coastal strip
Water supply. The southern part of this area (Mooloolaba, Maroochydore, Buderim) is supplied mainly from Baroon Pocket and Ewen Maddock dams; Coolum, Twin Waters and Mudjimba are on the northern supply through Image Flat.
Soft water. Unitywater's water is soft, which is gentle on elements but means checking the hot water anode is worthwhile.
Salt air along the beachfront wears out hot water units, outdoor taps and gas fittings faster.
Units and townhouses. Shared pipes and body-corporate rules mean leaks need to be traced to the right place before anyone pays for repairs.
New buildings in Maroochydore's city centre and higher-density housing bring backflow devices and commercial plumbing requirements.

Can highly recommend Cassel's Plumbing & Gas after having a gas cooktop & oven repaired recently. Clayton was very professional and knowledgable and knew straight qway from my phone call what the problem was.
Buderim has a lot of mature trees and older clay sewer pipes. Roots get into the pipe joints, which is why it tops Unitywater’s list for root blockages.
Who fixes a leak in a unit block?
It depends where the leak is. Pipes serving only your unit are usually the owner’s responsibility; shared pipes are usually the body corporate’s. Finding the source first settles who pays.
