Drainage and set-out: sewer or on-site sewage connection points, stormwater and in-slab pipework before the pour.
Rough-in: water and gas lines through the frame.
Fit-off: fixtures, hot water, tanks and pumps, gas appliances.
Paperwork: council inspections where required, QBCC lodgement and gas certification.
Town water, tanks and septic
What your build needs depends on where it is:
Town water and sewer in most coastal suburbs and towns (Unitywater on the Sunshine Coast and Noosa, Gympie Regional Council in the Gympie region).
Tank water and pumps on many hinterland and rural blocks, often with UV or filter treatment.
On-site sewage (septic or a treatment plant) where there's no sewer. On the Sunshine Coast these need a council plumbing permit before installation.
Growth areas
The Coast is building fast, from Aura (Baringa, Nirimba and Banya) and Harmony at Palmview to infill and acreage in the hinterland and around Gympie. Clayton works across all of it, including granny flats and secondary dwellings on existing blocks.

Yes. Owner-builders are welcome, and you’ll get clear guidance on what needs to be ready at each stage.
Do I need a permit for a septic system?
On the Sunshine Coast, an on-site sewerage facility needs a council plumbing permit before it is installed or altered. Noosa and Gympie councils have similar requirements.
Can you plumb a granny flat?
Yes, including the water, sewer or on-site sewage connection, hot water and gas.
