Around the mountain: Coolum’s suburbs

  • Coolum Beach had 9,152 residents in 2021. On census night 15.4% of its private dwellings were empty, a sign of how many holiday apartments and rentals there are.
  • Mount Coolum wraps around the 207 m mountain and its national park. More than a quarter of homes (28.2%) are townhouses or semi-detached.
  • Yaroomba started in 1953 as the Coronation Beach estate and took its current name in 1961. The resort and golf course cover about half the suburb, and council lists the Yaroomba beachside area as one of the area’s significant remaining development sites.
  • Point Arkwright is a small headland suburb of about 300 people, with homes right on the coast.
  • Peregian Springs is a master-planned community first approved in the late 1990s. It has grown fast: 3,949 people in 2011, 7,065 in 2016 and 9,532 in 2021.

Peregian Springs: homes due for their first big service

Peregian Springs has been building since the early 2000s (St Andrew’s Anglican College opened there in 2003), so the earlier homes are now old enough for their first round of plumbing replacements:

  • Hot water. Units fitted when the house was built may be nearing the end of their life. When a water heater is replaced in Queensland, a tempering valve is needed so bathrooms get water at no more than 50 °C. See hot water.
  • Flexible hoses and cistern valves. The braided hoses under sinks and vanities and the inlet valves in toilet cisterns are common failure points as a house ages.
  • Pressure limiting valve. The valve at the meter can wear and let pressure creep up, which is hard on tapware and hoses. Unitywater recommends a limiting device set to 500 kPa, and it’s the owner’s to maintain.
  • Rentals. In 2021, 37.5% of Peregian Springs homes were rented. Access for quotes and repairs can be arranged through the property manager.

Beachfront, headlands and hillsides

Council describes the Coolum–Peregian area as limited by flooding, steep and unstable land and native vegetation, and Coolum was one of the areas council listed with major landslip sites after the heavy rain of February to May 2022. BOM also lists Coolum West among the places at risk of flash flooding. On the coast, salt air is the other constant.

  • Sloping blocks around Mount Coolum and Point Arkwright: a leaking stormwater pipe or a downpipe spilling onto a bank puts water where it can soften the ground. Getting stormwater into a proper outlet protects the slope as well as the house.
  • Beach houses and units near the coast: hot water units, gas regulators and outdoor taps corrode faster in salt spray. A sheltered spot and a yearly look at the fittings help them last.
  • Low-lying land on the western edge along South Coolum Road: keep stormwater pits and grates clear before the summer storms.

Water, gas and the jobs that come up

Coolum is on Unitywater’s Maroochy North supply, fed mainly by the Image Flat treatment plant near Nambour, and the Coolum zone can be topped up through the Northern Pipeline Interconnector. Mains natural gas doesn’t reach the Sunshine Coast, so cooktops, gas hot water and pool heaters here run on LPG from bottles or a bulk tank.

Our Peregian Springs house is about 15 years old. What plumbing should we check?

Start with the age of the hot water system, the flexible hoses under sinks and vanities, the toilet cistern valves and the pressure limiting valve at the meter. Replacing a tired hose or valve early is far less trouble than a flooded cupboard.

Can I add a gas cooktop or outdoor kitchen to a Coolum home?

Yes. Most homes here use LPG, so a gas line is run from the bottles or bulk tank to the new appliance. The work is done by a licensed gasfitter and certified when it’s finished.

Do you do caravan gas certificates in Coolum?

Yes. Inspections are done where the caravan, RV or boat is kept. Queensland requires a current gas compliance certificate before one with a gas system is offered for sale.
