Cassel’s Plumbing & Gas is based in Bli Bli. Bli Bli covers about 30 km² of very mixed ground. Sunshine Coast Council describes the Bli Bli – Maroochy River Plains area as “a mix of cleared lowland floodplain and elevated areas”, and lists flooding, steep land and native vegetation as its main constraints. That split shows up in the plumbing.
Low ground near the river drains slowly after heavy rain. The lower Maroochy is tidal, and the Bureau of Meteorology notes that flood peaks near the river mouth usually arrive with the high tide, so stormwater has less room to get away. Downpipes, stormwater pits and the overflow relief gully (the grated outlet near the house) need to be clear before the wet season.
Higher ground towards Rosemount, Kiels Mountain and Ninderry brings sloping blocks, long water service lines from the meter, and stormwater that has to be carried away from both the house and the slope.
Acid sulfate soils. The Queensland Government says coastal land lower than 5 m AHD is likely to contain acid sulfate soils, which turn strongly acidic when they’re dug up or drained. On the old cane flats, a larger drainage or excavation job may need extra care with the spoil.
Floods: what to check before and after
The Bureau of Meteorology’s flood summary for the Maroochy and Mooloolah rivers records 594 to 961 mm of rain between 22 February and 5 March 2022. The river gauge at Dunethin Rock, upstream of Bli Bli, peaked at 3.46 m in that event and at 4.40 m in 1992. In November 2025 council updated its public flood mapping for Bli Bli to account for new development, so it’s worth checking your address again on council’s flood mapping pages.
Keep the overflow relief gully grate clear and above the surrounding garden bed or mulch. If the sewer backs up, that’s where it should spill: outside, not through a shower or floor waste.
Don’t use a gas cooktop, gas hot water unit or regulator that has been under water until a licensed gasfitter has checked it. LPG bottles that have floated or been moved need their connections checked too.
Electric hot water units that took water need checking before they’re switched back on.
If floodwater got into a septic tank or treatment plant, have it checked before relying on it again.
After a storm or flood, burst pipes, gas leaks and sewage overflows are covered by emergency call-outs.
Parklakes and Bli Bli’s newer streets
Bli Bli grew from 7,801 people in 2016 to 10,138 in 2021, and a lot of that growth is in the estates off Parklakes Drive. Parklakes 2 was launched as a 700-lot community, and its stormwater is treated by a floating wetland system on a 2.5 ha lake, one of three lakes in the estate. Good Samaritan Catholic College opened on Parklakes Drive in 2017.

About one in six Bli Bli homes is a townhouse or semi-detached home (16.5% in the 2021 census). Where pipes are shared, the leak gets traced to its source first, so the right owner or body corporate pays for the repair.
Acreage around Bli Bli
The rural side of the area is spread out, and each pocket is a little different:
Rosemount runs from Nambour to Bli Bli along the Rosemount Spur, up to about 130 m above sea level, between Petrie and Paynter creeks.
Diddillibah is semi-rural, with about 1,700 residents across 11 km².
Kiels Mountain is mainly rural residential. The mountain rises to 153 m and creeks run off its slopes to the Maroochy River.
Maroochy River, the locality, has farmed river flats with homes on the hillsides above them.
Ninderry is mostly rural residential on the edge of Yandina, under Mount Ninderry (312 m).
Valdora sits along Yandina–Coolum Road and is home to council’s Sunshine Coast Solar Farm.
Acreage brings different jobs. Not every block is on the sewer, and where it isn’t, the house runs on a septic tank or a treatment plant. Any new or altered on-site system needs a Sunshine Coast Council plumbing permit and a licensed drainer. Long water service lines can leak underground without showing on the surface, and some blocks also run rainwater tanks and pressure pumps. Water, gas and the jobs that come up
Water. Unitywater’s water quality reporting places Bli Bli in its Maroochy North supply area. That water comes mainly from Seqwater’s Image Flat treatment plant near Nambour, running since 1968, which treats water from Cooloolabin, Wappa and Poona dams. The Bli Bli zone can also be topped up through the Northern Pipeline Interconnector. Unitywater looks after the network up to and including the water meter; from the meter to the taps is the owner’s plumbing.
Gas. There’s no mains natural gas on the Sunshine Coast, so most homes use LPG from bottles or a bulk tank. Regulators, changeover valves and hoses wear out, and a failing regulator often shows up as a weak flame or gas hot water that won’t stay lit.

Emergency call-outs are available. Before calling, check that the LPG bottle isn’t empty and that the changeover valve has switched to the full bottle. If gas is reaching the unit and it still won’t light, it needs a licensed gasfitter.
