Tree roots: Buderim’s biggest drain problem

Tree roots caused 614 of the 3,043 blockages Unitywater crews attended in 2024–25. Unitywater named Buderim, along with Clontarf and Caboolture, among the suburbs with the most tree-root blockages across its whole network, which also covers Noosa and Moreton Bay. Buderim is a big suburb (31,430 people and more than 13,000 homes in 2021), its rich red volcanic soil grows large trees, and many older homes have sewer lines that have been in the ground for decades.

Signs roots are getting in:

  • Drains that slow down again after being cleared
  • Gurgling from the toilet or shower when the washing machine empties
  • The overflow relief gully in the yard lifting or overflowing
  • A soggy or extra-green strip of lawn along the sewer line

Unitywater’s planting guide suggests keeping trees such as figs, umbrella trees, poincianas, jacarandas, mangoes and camphor laurel away from pipes, and using plants like blue flax lily, tussock grass and kangaroo grass directly above them. Your pipe or Unitywater’s?

Under Unitywater’s policy, the owner is responsible for the private drain from the house up to the inspection opening where it meets Unitywater’s connection, and Unitywater maintains the sewer from there. Work on the private drain is at the owner’s cost. If a plumber finds that the blockage is in Unitywater’s pipe, the plumber must report it to Unitywater, which clears it, and you shouldn’t be charged for the plumber finding it.

Living on a hill: pressure, stormwater and slopes

Buderim’s escarpment is steep, and much of it was developed for housing in the 2000s. Council lists steep and unstable land, bushfire, flooding and native vegetation as constraints on the mountain. For plumbing, that means:

  • Water pressure varies with height. Unitywater commits to a minimum of 210 kPa and notes that some properties have pressure issues simply because of where they sit, such as on a high hill. Further down the slope, pressure can run high. Unitywater recommends a pressure limiting device on your side of the meter, set to 500 kPa, and maintaining it is the owner’s job. Banging pipes, worn tap washers and a hot water relief valve that keeps dripping can all point to high pressure.
  • Low pressure at every tap usually means a problem in the house plumbing, such as a leak or a blocked or corroded pipe. Unitywater suggests checking whether neighbours are affected; if they aren’t, call a licensed plumber.
  • Stormwater needs a proper outlet. On a steep block, a cracked stormwater pipe or a downpipe spilling onto a bank puts water where it can do damage. Getting it to the right outlet protects the slope as well as the house.

Buderim’s water also comes from a different system to the coast north of the river. Unitywater has listed Buderim, Kuluin, Forest Glen, Tanawha and Kunda Park in its Maroochy South supply area, fed mainly by the Landers Shute treatment plant, which treats water from Baroon Pocket Dam.

Kuluin, Kunda Park, Forest Glen, Mons and Tanawha

By road from Bli Bli, Kuluin is about 6 km, Forest Glen about 13 km and Tanawha about 15 km.

  • Kuluin became a suburb in its own right in 1991, and Kuluin State School opened in 1987. It’s almost all detached houses (89% in 2021).
  • Kunda Park is mostly industrial, with Eudlo Creek on its northern boundary. Businesses with a testable backflow prevention device need it tested every year and the results lodged with council. See backflow testing.
  • Forest Glen is rural residential, with the Bruce Highway on its western edge and Eudlo Creek, a tributary of the Maroochy River, running through it.
  • Mons is a small rural residential pocket just west of Buderim, named after the 1914 Battle of Mons.
  • Tanawha is rural land along the Bruce Highway and the Tanawha Tourist Drive, which was the highway route until 1989. It’s home to the Maroochy Regional Bushland Botanic Garden.

Why does my Buderim sewer keep blocking after it’s cleared?

Usually because roots are still getting in through a cracked pipe or a loose joint. Clearing them restores the flow, but they grow back. If it keeps happening, repairing or replacing the damaged section is the lasting fix.

Who pays when the sewer blocks?

The owner pays for clearing and repairing the private drain up to the inspection opening. If the blockage is in Unitywater’s sewer, Unitywater fixes it, and you shouldn’t be charged for the plumber finding it.

Our water pressure is very strong and the pipes bang. Is that a problem?

It can be. High pressure wears out tapware, hoses and valves early. Unitywater recommends a pressure limiting device on your side of the meter, set to 500 kPa. If you already have one, it may have failed and need replacing.
