A timber and dairy town with heritage buildings

Eumundi grew on timber and dairying after the North Coast railway opened in 1891. A sawmill worked here from 1900 until 1938 and the butter factory opened in 1907. Along Memorial Drive, the 1912 School of Arts and the war memorial trees are both on the Queensland Heritage Register.

The School of Arts shows what timber buildings are up against: termite damage led to its lower level being removed in 1968. Termites are drawn to damp timber and soil, so a dripping pipe, a leaking shower or an overflowing downpipe under an old house is worth fixing early.

Which council, and where the water comes from

Eumundi is in the Sunshine Coast Council area, not Noosa. Doonan and Eerwah Vale are split between the two councils, so plumbing permits for septic and drainage work go to whichever council your property is in. Your rates notice will say which one.

Town water in Eumundi is Unitywater’s northern supply: the Cooloolabin, Poona and Wappa dams on the South Maroochy River, treated at Image Flat. Unitywater looks after water and sewerage on both sides of the council boundary.

Acreage: septic, tanks and LPG

Once the timber was cleared, dairy farms and bananas took over the hillsides. By the 1960s many of those farms were no longer economic and were taken up as lifestyle blocks. The census reflects it: 96% of occupied homes in Eumundi are separate houses, the median age is 45, and almost 4 in 10 homes are owned outright. Verrierdale mixes crops and rural-residential blocks beside Eumundi Conservation Park, and Belli Park covers 81 km² of Mary River catchment along the Eumundi–Kenilworth road.

  • On-site sewage. Every septic tank or treatment plant on the Sunshine Coast needs a council plumbing permit before it is installed, altered or decommissioned. A licensed site and soil evaluator assesses the block first, and a licensed drainer installs the system. Servicing ranges from quarterly to yearly depending on the system, and service reports go to council.
  • Tank water. Pumps, pressure tanks and filters for houses that aren’t on town water.
  • LPG. Most homes use LPG from bottles or a bulk tank for cooking, heating and hot water. When gas pipework or an appliance is installed, the gasfitter issues a gas compliance certificate through Resources Safety & Health Queensland. See gas fitting.

Market days, cafés and holiday stays

The Eumundi Markets began as a Saturday market in 1979. Today every area opens on Wednesdays and Saturdays, and some precincts also trade on Fridays. On market days the town is busy and parking fills early.

For shops, cafés, B&Bs and holiday rentals, plumbing is easier when it’s planned around trade:

The Bureau of Meteorology lists Eumundi and Doonan among the hinterland areas at risk of flash flooding, and its Eumundi gauge has topped 7 m several times, including 7.29 m in April 1989 and 7.10 m in February 2022. Saturated ground affects on-site sewage: council lists checking for ponding in the land application area as part of routine servicing. If effluent is pooling or the toilets are slow after heavy rain, have the system checked rather than waiting for the next service.
